The legally defensible record of a property's condition at closing. A strong BDR makes an easement enforceable 50 years from now — a weak one puts the entire conservation purpose at risk.
Conservation transactions succeed when ecological, legal, and financial realities are understood early. We assess sites from initial landowner engagement through due diligence close.
Science-based restoration planning for conservation lands, riparian corridors, forested uplands, and agricultural buffers — grounded in hands-on watershed restoration experience across the Mid-Atlantic region.
Every easement held in perpetuity requires annual monitoring visits. We provide reliable, field-grounded monitoring that documents property condition, identifies issues early, and keeps land trusts in LTA compliance year after year.
Thoughtfully designed native planting and habitat plans that bring ecological function to residential properties — supporting pollinators, birds, and ecological health one yard at a time.
Carlsson Land Advisory is led by Erica Carlsson, a conservation land professional with 18+ years of experience in conservation easements, ecological assessment, federal grant management, and land stewardship across the Mid-Atlantic region.
Through founding Terrafinity Conservation Cemeteries and Carlsson Land Advisory, Erica has navigated the full arc of conservation land work independently — assessing ecological integrity and real estate viability, structuring landowner proposals, and working within LTA Standards and Practices from the ground up.
Prior experience includes managing a 927-acre conservation portfolio at DC Parks and Recreation, directing $8.3M in federal grants at DC's Department of Energy and Environment, and leading watershed restoration programs at Rock Creek Conservancy — with hands-on field work across NPS and DC properties throughout the region.
Deep familiarity with the interagency and NGO partner landscape that shapes conservation transactions across Virginia, West Virginia, Maryland, and DC.
We work across Virginia, West Virginia, Maryland, and DC, with direct coordination experience with NPS, USFS, EPA, NRCS, and Chesapeake Bay partners.
"The conservation decisions made today define our landscapes for generations. Protecting working lands, forests, and waterways across the Mid-Atlantic is not just an environmental imperative — it is a community one."
